Minutes of a meeting of the PLANNING COMMITTEE, Arlesey Town Council held in the Village Hall, Arlesey on Tuesday 6 September 2011.

33 APOLOGIES

There were no apologies for absence.   

34 MEMBERS’ INTERESTS

No declarations of personal or prejudicial interests were received.           

35 PUBLIC PARTICIPATION

Two members of the public spoke on the planning application for Crossways Park to outline their objections to the proposal. They asked that members would take their objections into consideration when making their recommendation to Central Bedfordshire Council.  

36 MINUTES OF THE PREVIOUS MEETING

Prior to the meeting Members received a copy of the minutes of the Planning Committee meeting held on 19 July 2011.

RESOLVED

that the Minutes of the meeting of the Planning Committee held on the 19 July 2011 be confirmed and signed by the Chairman as a true record. 

37 MATTERS ARISING

There were no matters arising from the previous meeting. 

38 PLANNING APPLICATIONS

(a) CB/11/02358/RM – Reserved Matters: Demolition of industrial units and erection of 43 dwellings (pursuant to planning permission CB/10/02584/REN dated 13 June 2011 – Crossways Park, Hitchin Road, Arlesey SG15 6SG

Recommended: to approve this proposal no objections from the Town Council subject to Central Bedfordshire Council considering objections from residents that have been placed with them concerning the following matters:

The access is dangerous and with 43 proposed dwellings concern over increase in vehicles using the access route

Concern with the drainage system that there may be flooding problems

Residents have expressed concerns there will be more traffic and parking problems. 

Visibility exiting the access is poor because of parked vehicles causing a safety concern because of the speed vehicles travel along Hitchin Road.  Traffic needs managing from a safety aspect.

Fear that the 43 dwellings will place demands on local amenities such as schools and the Health Centre

(b) CB/TPO/11/00175 – Works to trees subject to a Tree Preservation Order: Prune or fell various trees – see schedule – Fairfield Park, Stotfold SG5 4FD

Recommended:  to note this application for Fairfield Park, Stotfold

(c) CB/11/02259/FULL – Erection of single story detached garage and extension of drop kerb – 2 Hillary Rise, Arlesey SG15 6TL

Recommended: to approve this proposal subject to neighbours’ comments being taken into consideration, otherwise there are no objections from the Town Council

(d) CB/11/02430/FULL – Two storey side extension with loft conversion and side and rear dormers – 35 Stotfold Road, Arlesey SG15 6XL

Recommended: to approve this proposal subject to neighbours’ comments being taken into consideration, otherwise there are no objections from the Town Council

(e) CB/11/02891/FULL – Ground floor rear extension – 1 Nightingale Terrace, Arlesey SG15 6RU

Recommended: to approve this proposal subject to neighbours’ comments being taken into consideration, otherwise there are no objections from the Town Council
